Grout comes back the colour it was, then gets sealed

The line between your tiles is essentially concrete, and concrete drinks. Every mop bucket you push around the room deposits a little more dirty water into it. That's the whole reason a floor can be mopped weekly and still look progressively worse — you're not cleaning the grout, you're feeding it.

Pressure and heat, then a proper rinse

We use a closed high-pressure system: hot water and a controlled spray go into the grout line, and the same tool vacuums the slurry straight back out. Nothing splashes onto the baseboards, and nothing gets left behind to dry back in. It's the difference between a scrub brush moving dirt around and actually removing it.

Sealing — and when colour-sealing is the honest answer

Once it's clean and dry, a penetrating sealer buys you time before the next buildup. Where grout has been stained so long that cleaning gets it uniform but not original, colour-sealing is the alternative: a pigmented coating that resets every line to one consistent colour and seals it in the same pass. It costs more, and it's a genuine fix rather than a cover-up, but we only bring it up when cleaning alone won't get you where you want to be.

Showers are the other one: what looks like stubborn grout stain in a Miami bathroom is often mildew in the grout rather than on it, and that needs treating as a biological problem, not a cosmetic one.
