Removing the mould without fixing the moisture is a waste of your money

Mould is a symptom. It grows where there is moisture, and if the moisture stays, it comes back — usually within months, usually in the same place. Any contractor who quotes you a price to remove visible growth without first asking where the water is coming from is selling you a temporary cosmetic outcome.

South Florida makes this normal, not exotic

Between the humidity, the rain, and the way AC systems condense, this region gives mould more opportunities than most. Common sources we find: AC condensate lines backing up, ductwork sweating in a hot attic, a slow supply-line leak behind a vanity, roof and window flashing failures, and an oversized AC unit that cools the house fast without ever running long enough to dehumidify it.

The protocol

• Assessment — moisture mapping and, where the situation warrants it, independent testing. Florida law separates assessment from remediation for anything over 10 square feet; where a third-party assessor is required, we'll tell you rather than doing both ourselves.
• Containment — sealed barriers and negative air pressure so spores don't move into the rest of the house during removal. This is the step cheap jobs skip, and it's how a bathroom problem becomes a whole-house problem.
• Removal — affected porous material out; non-porous surfaces HEPA-vacuumed and treated. Drywall and insulation that have grown mould get removed, not sprayed.
• Air scrubbing — HEPA filtration running throughout.
• Fix the source — the part that determines whether any of the rest was worth doing.
• Clearance — post-remediation verification where the scope calls for it.

What we won't do

We won't spray an encapsulant over growing mould and call it remediated. We won't skip containment to come in cheaper. And we won't diagnose your family's health symptoms — that's a doctor's job, and any remediation company that tells you what your mould is doing to your health is outside its lane.
