Most of what makes a carpet look tired isn't on the surface. It's the grit that has worked its way down to the backing, where it grinds against the fibres every time someone walks across the room. A rental machine from the hardware store doesn't have the vacuum power to lift it out; it wets the carpet, loosens the dirt, and leaves most of it behind along with a lot of water.

We use truck-mounted hot water extraction. The unit stays in the van, so the heat and suction are on a different scale to anything portable — water goes in hot enough to break down oils that cold-water machines leave alone, and comes back out fast enough that the carpet is damp, not soaked.

What the visit actually looks like

  • We walk the rooms with you first. Traffic lanes, pet areas, and anything you've already tried to treat yourself — that last one matters, because some retail spot removers leave a residue that has to come out before anything else will work.
  • Pre-treatment, then dwell time. The chemistry needs a few minutes to do its job. Crews who skip this are just doing a hot rinse.
  • Agitation on anything matted. Traffic lanes and stairs get worked so the solution reaches the base of the fibre.
  • Extraction, then a groom. Grooming the pile back up helps it dry evenly and stops the "lanes" look from setting back in.

Drying time in a South Florida summer

Four to six hours is typical, and you can walk on it before then in clean socks. Humidity is the variable that matters here more than anywhere else in the country — in August, with the house closed up and the AC running, you're at the long end of that range. Running ceiling fans and leaving the AC at its normal setting does more than opening windows, which in July just invites more moisture in.

If someone quotes you a one-hour dry time, they're using a low-moisture method. That is a legitimate approach for some situations and we'll tell you when it's the better call — but it doesn't remove as much soil, and it's not what your carpet warranty asks for.

What we'll tell you before we start

Some things don't come out. Bleach spots, sun fading along a sliding-door track, and the wear pattern in a twenty-year-old traffic lane are permanent changes to the fibre, not soil. We'd rather say so on the phone than take your money and hand you a disappointment. Most of what people assume is permanent, though — pet accidents, red wine, coffee, years of general grey — does come out.
