Anyone can clean the carpet in a Brickell condo. The reason people end up rescheduling twice is everything around it: management needs a COI naming the association before a vendor is admitted, the service elevator has to be reserved in advance and is often booked, most buildings restrict move-in/move-out and vendor hours to weekday daytime, and the loading dock has its own rules and its own person to talk to.

We work in these buildings constantly — Brickell, Downtown, Edgewater, Aventura, Sunny Isles, Bal Harbour, and the Fort Lauderdale beach towers — so the sequence is routine. You give us the building and the unit; we deal with management.

What we handle before the appointment

The equipment question

Truck-mounted extraction needs hose from the van to the unit, and above a certain floor — or where the building won't allow hose in the elevator lobby — that isn't possible. In those buildings we use high-performance portable extractors carried up. It's the same process and the same chemistry; the difference is where the machine sits. Buildings that prohibit hose runs are common enough in Miami that we plan for it rather than discovering it on the day.

Balcony sliders, salt, and the ocean-facing problem

Oceanfront units get a specific kind of soil: salt spray and fine sand carried in on the wind and on feet, concentrated in a band inside the sliding doors. It's abrasive, and it works into the carpet backing faster than ordinary household soil. Units on the water generally need cleaning more often than the same carpet three miles inland — that's not a sales line, it's just what the traffic lane inside a balcony door looks like after a year.
